House Rules & Liability Disclaimer Welcome to our home! We're excited to host you. For the safety, comfort, and legal protection of all parties, please carefully review and abide by the following rules during your stay. 1. General Conduct All guests must act in a respectful and lawful manner while on the property. 25-year-old minimum for all guests (aside from children with parents). Jetty East is a gated community with 24 hour security who reserves the right to turn away guests who do not have proper ID that matches the booking. Illegal activities of any kind are strictly prohibited and may result in immediate eviction without refund. The premises may not be used for any commercial, public, or large social gatherings unless pre-approved in writing. 2. Occupancy Only guests included in the reservation may stay overnight. Additional persons must be disclosed and approved in advance. The maximum occupancy for this property is [insert number] persons. 3. Supervision of Minors Guests under 18 must be supervised at all times by a responsible adult. The host assumes no liability for injuries occurring to minors unsupervised during the stay. 4. Use of Amenities Use of amenities (e.g., pool, hot tub, gym, kitchen, balcony, etc.) is at your own risk. Guests agree to inspect all areas and equipment before use and to report unsafe conditions to the host immediately. The host/owner is not liable for any injuries resulting from improper or unauthorized use of equipment or facilities. 5. Waiver of Liability By booking and entering the premises, you agree to the following waiver: “Guest voluntarily assumes all risk of harm, injury, or loss while on the premises, including but not limited to injuries caused by slips and falls, allergic reactions, use of amenities, acts of God, or actions of third parties. Guest agrees to indemnify and hold harmless the property owner, host, property manager, and affiliated agents from any and all claims, losses, liabilities, or damages arising from or related to Guest’s use of the premises. This agreement is binding on Guest’s heirs, executors, and representatives.” 6. Damage and Incident Reporting Any damage, loss, or injury must be reported to the host within 24 hours of occurrence. Guests are financially responsible for damage beyond normal wear and tear. 7. Security & Surveillance For your protection and ours, external security cameras may be in use at entryways. No cameras are placed inside the unit. Tampering with or disabling security devices is strictly prohibited. 8. Insurance It is recommended (but not required) that guests obtain personal travel insurance covering injuries, theft, or cancellations. The host is not responsible for loss or damage to guests’ personal belongings. 9. Binding Agreement These House Rules are incorporated into the rental agreement and are legally binding upon all guests. Violations may result in immediate termination of the rental agreement without refund, and possible removal from the property.

IMPORTANT INFO REGARDING YOUR STAY: MAXIMUM OCCUPANCY ALLOWED IS 4 PEOPLE, no exceptions. NO PETS (you will be asked to leave and a $200 pet cleaning fee added). NO SMOKING or Drug use of any kind. $200 automatic charge for extra cleaning due to smoke, management or owner will ask you to leave with no refund if smoke detected during your stay. No weather related refunds. 23 years old to book and stay in the condo unless accompanied by parents. ID will be validated before booking and at the security gate. Owners are not responsible for negligent activity of renters in the condo or on the balcony, pool, beach or surrounding property. Injuries that result during your stay are not the responsibility of the host. Maintenance issues will be addressed after your stay unless urgent. Anything not in working order should be messaged to me through airbnb immediately after arrival. Owner or a member of management reserves the right to enter the condo if there are excessive noise complaints (quiet time 9pm-8am), smoke or pets in the property. Guests will be asked to leave with no refund if any of those rules are broken. Quarterly pest control with non toxic minimal spraying is done in all condos. If this occurs during your stay we will do our best to notify you and conduct the service in a quick and courteous manner. Please leave the Surf Shack in the condition it was rented to you. Excessive trash, stained linens, beds, and soiled mattresses will result in no refund of your security deposit in addition to the cost of replacing damaged items. Dishware is expected to be cleaned in the dishwasher by guests. We DO NOT ask you to wash any towels or bedding before leaving. Please collect used towels in the bathtub before leaving. Please empty the trash cans and deposit in the community trash bins located near elevator. We do not refund for weather-related conditions beyond our control. If the area is under evacuation you will be refunded in full. Early check-in and late check-out are at the owner’s and cleaner’s discretion. Please plan on checking in and out on time. There will be a $50 per hour late fee automatically applied if not approved by the host. Thank you!
